Our Services

We offer four options. These services can be flexible to suit Landlord’s requirements. [ Print This Page ]

Option One: Full Management

  •  Visit the property, advising of the letting potential, rent and furnishing & safety regulations, and discuss the Tenancy Agreement.
  • Upon receipt of signed instructions, commence marketing and advertising the property through our web-site, “To Let” boards, local press and circulate property lists to companies and individuals seeking    rental accommodation.
  • Matching and initial vetting of potential tenants.
  • Arrange viewing as per instructions. Tenants are always personally escorted.
  • Upon finding a potential tenant and approval from the Landlord, negotiate tenancy details as per instructions.
  • Take up references: using a Professional Referencing Company.
  • Upon satisfactory enquiries and Landlords approval, draw up the Tenancy Agreement and Counterpart. Obtain signatures.
  • Collection of Deposit and month’s Rent in advance.
  • Collection of monthly rents.
  • Arrange Inventory/Schedule of Condition, charge as listed.
  • Arrange Utilities and Council Tax to be transferred
  • Arrange In-going and Key collection as per instructions.
  • Statement of account to the Landlord as per instructions.
  • Property inspections approximately every 12 weeks .
  • Maintenance as required.
  • Serving Notice/Renewing as per instructions.
  • Outgoing checks and dealing with DPS regarding deposit return.
  • Arrange re-listing property as per instructions.  

Option Two: Standard Management [Not available to overseas Landlords]

  • Visit the property, advising of the letting potential, rent and furnishing    & safety regulations, and discuss the Tenancy Agreement.
  • Upon receipt of signed instructions, commence marketing and advertising the property through our web-site, “To Let” boards, local press and circulating property lists to companies and individuals.

  • Arrange Inventory/Schedule of Condition, charge as listed.

  • Statement of account to the landlord as per instructions.
  • Maintenance as required. Annual maintenance inspection
  • Serving Notice / Renewing as per instructions
  • Outgoing checks and dealing with DPS regarding deposit return.
  • Arrange re-listing property as per instructions.

Option Three: Tenant Finding Service:

  • Visit the property, advising of the letting potential, rent and  furnishing & safety regulations, and discuss the Tenancy Agreement.
  •  Upon receipt of signed instructions, commence marketing and advertising the property through our web-site, “To Let” boards, local press, and circulate property lists to companies and individuals seeking rental accommodation.
  • Matching and initial vetting of potential tenants.
  • Arrange viewings as per instructions. Tenants are always personally escorted.
  • Upon finding a potential tenant and approval from the Landlord, negotiate tenancy details as per instructions.
  • Take up references: using a Professional referencing company.
  • Upon satisfactory enquiries and Landlords approval, draw up the Tenancy Agreement and Counterpart.  Obtain signatures.
  • Collection of deposit and one month’s Rent in advance.  Our fees are deducted  from the first month’s rent.  The deposit will be paid into the DPS.
  • Complete an inventory/Schedule of Condition at the start of the Tenancy, take meter readings and inform the utilities and local council of the new tenancy.

Option Four:  Referencing & Drawing up Tenancy Agreement

If the landlord finds the tenant, we can do all the necessary reference checks and draw up the appropriate Tenancy Agreement.
  • The cost of References is £40.00 per applicant [ inclusive of VAT ]
  • The cost of the Tenancy Agreement is £100.00  [ inclusive of VAT ]
  • We recommend these costs  be split between the tenant and the landlord.
  • If an Inventory & Schedule of Condition is required this will be an extra charge.
