GUIDELINES FOR LETTING RESIDENTIAL PROPERTIES


We offer four options.

These services can be flexible to suit Landlord’s requirements         


Option One: Full Management         

12% inc VAT of gross rent collected deducted monthly.  A six month minimum let.

  1. Visit the property, advising of the letting potential, rent and furnishing & safety regulations, and discuss the Tenancy Agreement.
  2. Upon receipt of signed instructions, commence marketing and advertising the property through our web-site, "To Let" boards, local press and circulating property lists to companies and individuals.     
  3. Matching and initial vetting of potential tenants.
  4. Arrange viewings as per instructions. Tenants are always personally escorted.
  5. Upon finding a potential tenant and approval from the Landlord, negotiate tenancy details as per instructions.
  6. Take up references: Using a Professional Referencing company.
  7. Upon satisfactory enquiries and Landlords approval, draw up the Tenancy Agreement and Counterpart. Obtain signatures.
  8. Collection of deposit and month’s rent in advance.
  9. Arrange collection of monthly rents.
  10. Arrange Inventory/Schedule of Condition if required
  11. Arrange Utilities and Council Tax to be transferred
  12. Arrange In-going and key collection as per instructions.
  13. Statement of account to the landlord as per instructions.
  14. Serving Notice / Renewing as per instructions
  15. Outgoing checks and dealing with DPS regarding deposit return.
  16. Arrange re-listing property as per instructions.

Option Two: Financial Management (Not available to overseas Landlords)

9% inc VAT of gross rent collected, deducted monthly + 30% inc VAT of the first month’s Rent.  A six month minimum let.

  1. Visit the property, advising of the letting potential, rent and furnishing & safety regulations, and discuss the Tenancy Agreement.
  2. Upon receipt of signed instructions, commence marketing and advertising the property through our web-site, "To Let" boards, local press and circulating property lists to companies and individuals.

Option Three: Tenant Finding Service:   

60% inc VAT of first month’s rent – (minimum charge of £360 inc VAT)

  1. Visit the property, advising of the letting potential, rent and furnishing & safety regulations, and discuss the Tenancy Agreement.
  2. Upon receipt of signed instructions, commence marketing and advertising the property through our web-site, "To Let" boards, local press, and circulate property lists to companies and individuals seeking rental accommodation.
  3. Matching and initial vetting of potential tenants.
  4. Arrange viewings as per instructions. Tenants are always personally escorted.
  5. Upon finding a potential tenant and approval from the Landlord, negotiate tenancy details as per instructions.
  6. Take up references: using a Professional referencing company.
  7. Upon satisfactory enquiries and Landlords approval, draw up the    Tenancy Agreement and Counterpart. Obtain signatures.
  8. Collection of deposit and one month’s Rent in advance.  Our fees are deducted  from the first month’s rent. The deposit will be paid into the DPS.
  9. Complete an inventory/Schedule of Condition if required, at the start of the Tenancy, take meter readings and inform the utilities and local council of the new tenancy.

Option Four: Referencing & Drawing up Tenancy Agreement

If the landlord finds the tenant, we can do all the necessary reference checks and draw up the appropriate Tenancy Agreement.

The cost of References is £75.00 per applicant (inclusive of VAT)

The cost of the Tenancy Agreement is £125.00 (inclusive of VAT)
